Rottnest Island Built Assets

SW19 Pty Ltd were engaged by the Rottnest Island Facility Managers to undertake condition surveys on the Visitor and Staff accommodation on the island. Initially, there were 289 Visitor accommodation units, and 84 staff properties, although an additional 144 properties were added during the project as part of the reconciliation of the assets across the Island.

The scope of works required SW19 to use an electronic data collection system to ensure real time reporting to the client. Although SW19 had a proprietary system, this needed to be modified to meet the clients’ specific output requirements. This was developed in liaison with the client prior to commencing on site.

The scope of the inspections was to provide a 30 year capital maintenance plan for the properties and provide indicative remaining life spans for the properties. The surveys identified backlog works (defects), capital expenditure and capital maintenance. All works were priced and prioritised using the clients rating systems. Due to the unique nature of working on Rottnest, a ‘regional’ cost allowance was applied.

The scope included the updating of the existing asbestos registers for the site, provision of an asset register to include hot water systems, air conditioning, cooking appliances and the likes, and an indication of any potential structural issues, which would require a follow up inspection. A full photographic register of the properties was included, with the photos hyperlinked into the reports.
