SW19 Pty Ltd were engaged by Department Treasury and Finance, Building Management and Works to complete condition and hazardous materials surveys on 228 schools in the Pilbara, Kimberley, South West and Goldfields throughout Western Australia. The schools varied in properties varied in size from small remote community schools to senior high schools.

The scope of works was to provide a condition survey to identify defects, capital works and maintenance required in the next 5 years.   SW19 were required to use and deliver the report in the clients’ standard reporting format. Prior to commencing works, the exact format and reporting standards were agreed, to ensure all inspectors reported in a consistent manner.

Due to the remoteness of a number of the sites, detailed risk assessments were undertaken. As a result, two-man teams were used, along with specific vehicles and equipment.

Asset registers were produced, with details of make, model, age, refrigerant gas, and installation date recorded, with all assets photographed. Maintenance records were also checked to assist in evaluating the remaining life of the asset.

One of the most significant issues identified on remote sites was whether buildings could be repaired, or require replacement. In making the recommendation, consideration had to be given to cost of replacement which would be heavily inflated due to the remote nature of the site, against the availability of labour and materials to complete repairs.
